From time to time NEWPORT APARTMENT GROUP is presented with investment opportunities that are offered to a limited number of investors as a Group Investment. The investment is sponsored by NEWPORT APARTMENT GROUP principals who will negotiate the acquisition, set up a Limited Liability Company, and allow a limited group of investors to participate in various increments of investment dollars.


This investment vehicle provides particular benefits to investors who otherwise do not have sufficient investment dollars to purchase a sizeable property on their own. By pooling their money with others, They can take advantage of certain economies of scale, allow for a passive investment and have the comfort level knowing that the property is being supervised and micro-managed by investment professionals.  These properties are generally properties that provide a value-added opportunity.


Some of the Benefits of this kind of investment are as follows:


$ By participating in a group investment, it is possible for investors to obtain the benefits of the economies of scale of a larger building, while maintaining a smaller individual cash commitment.


$ This vehicle generally provides an investor a better than average cash on cash return on smaller cash investment.


$ A true passive investment.  No tenant or administrative responsibility or interface. Newport Apartment Group interfaces with the property management company, the on-site manager, tenants, contractors, service providers, and directs and oversees rehab and repairs.  Newport Apartment Group will track market rents, direct adjustments and time frames, and orchestrate cosmetic or other rehab work to maximize return on the property.


$ Limited liability, and no lender recourse to most investors.


$ General target properties are not-so-sexy, bread and butter properties, appearing to be in reasonably good condition, with a solid financial base, a solid tenant base and a diversified labor pool for stability.  We look for property which has under market rents, and under market price.  The investor can expect a steady increase in rents which translates into greater cash flow over the life of ownership and steady increase in value.


$ Relatively safe investment, in that the fairly large down payment means there is a high probability of ongoing positive cash flow.  It allows the investor to hedge risks by sharing ownership, and not having all your eggs or cash commitments in one basket. 


$ The Pro-Forma set up provides for a built-in cash reserve with the initial investment to provide for supplemental property taxes, expected repairs, vacancies and capital improvements.
